Specially trained agents, along with area attorneys, accountants and other professionals have come together to help homeowners through these most difficult issues.  Foreclosure is a long-term scar on your credit record, whereas a short sale can be erased in a relatively short time.  “Our agents have gone through extensive and on-going training and are experts in this field.  We are here to help homeowners find the best resolution to their individual situation. As part of their ongoing training, our agents attended a seminar presented by Attorney Jeffrey Walsh of Manchester.  Attorney Walsh has closed hundreds of short sales and he defines a short sale as one where the Lender/Lien Holders accept less than full consideration in an arms length contract between a Buyer and Seller.  In other words, if the mortgages and liens affecting the property exceed the net proceeds of sale (sale price less REALTORS fees, attorney’s fees, conveyances taxes, etc.), Seller would be approved to sell and the mortgage(s), and liens affecting the property, would be released.  A short sale may be the answer if Sellers owe more than the projected net sales proceeds to their Lender(s).
